The right rental is more than a good interior. Confirm the true annual cost, who has authority to let the property, what the agreement requires and whether the home works in everyday life.

01
Calculate the complete occupancy cost
Ask for a written schedule before committing. In addition to rent, the schedule may include service charge, legal documentation, agency fees, caution deposit, utilities, estate dues, parking or facility costs. Clarify the period each amount covers and which items are refundable.
- Compare properties using the same time period and the same included services.
- Ask how future service-charge adjustments are approved and accounted for.
- Keep a reserve for moving, utility setup and immediate household work.
02
Confirm the property and the people
Inspect the exact unit identified in the proposed agreement. Confirm the landlord or authorised representative and ask the agent to evidence the instruction to let. In Lagos, check whether the practitioner or organisation is appropriately registered with LASRERA where applicable.
- Never pay because a person has keys or access to a gate.
- Verify payment instructions independently using a known contact.
- Ensure the name receiving funds is explained in the documents and receipts.
03
View like a resident
Test the details that will affect each day: water pressure, power arrangements, drainage, mobile coverage, security, access, lifts, parking, ventilation and noise. Ask who resolves faults and how quickly common-area problems are handled.
- Visit near the times you expect to commute.
- Photograph existing defects with permission and date the record.
- Ask for the estate rules before signing, especially for pets, visitors, generators, alterations and short stays.
04
Read the tenancy agreement before payment
A qualified lawyer should explain the term, renewal, rent review, repair duties, insurance, access rights, permitted use, default, notice and exit provisions. Verbal promises that matter should be written into the final agreement.
- Confirm the start date, handover condition and inventory.
- Understand the procedure for deductions from any caution deposit.
- Do not sign incomplete pages or accept missing schedules and inventories.
05
Handover and protect your records
At move-in, record meter readings, keys, remotes, fittings and defects. Both sides should acknowledge the inventory and condition report. Save every receipt, message and signed document in one secure folder.
- Report urgent defects promptly in writing.
- Use the agreed maintenance channel.
- Before renewal or exit, re-read the notice and reinstatement requirements early.
